REAL ESTATE BROKER INCENTIVE PARTICIPATION
Terms and Conditions
We are pleased to be able to offer a Broker Incentive (commission) on behalf of our client whenever possible. In order to qualify, the following criteria must be met, with no exceptions.
1. The Agent/Broker must register for the Broker Incentive, naming the prospective bidder, for a specific property with Auction Marketing Group, Inc on company letterhead (the Broker's letterhead) no later than 48 hours prior to the auction. Faxes are accepted, but the original letterhead must be received by AMG prior to the auction or presented to the auctioneer at the sale.
2. The following items must be included in the registration:
· The address of the subject property.
· The broker or salesperson's name, license #, expiration date.
· If a salesperson, include the broker's name, license #, expiration date.
· Name, address, telephone number and email address of prospective buyer(s).
· The broker and prospective buyer(s) must each sign and date the registration letter.
· A copy of any applicable Agency Disclosure Form
· An opening bid in US Dollars
3. It is understood and agreed that the Broker is not participating in the sale as a principal, nor representing any member of his/her immediate family.
4. Upon auction day, the Broker must attend the auction with the prospective buyer(s) and register with the AMG representative. (The prospective buyer must register to bid at the auction and present the required deposit to the AMG representative.)
5. A referral fee will be paid by AMG's client, based on to the Broker Incentive terms for a specific auction, to the properly registered Broker whose buyer is the highest bidder at the auction and, said buyer has closed the sale. The Broker Incentive will be calculated by multiplying the advertised Broker Incentive rate times the opening bid submitted on the registration, plus 1% of the difference between the opening bid and the final bid.
6. No telephone registrations are accepted, and a separate registration must be completed for each prospective buyer and each property. No "Blanket" registrations will be accepted. No registrations will be accepted in connection with buyers who have already made inquiry for a specific auction.
